Sandra McCullough, Associate Broker with The Agency and Founder of TLL Collective

I didn't start with a perfect plan. I started with four young children, less than $10,000 in the bank, no steady income, and the determination to build a life where I could support my family and still be there for my children.

In 2007, while I was going through my divorce, the real estate market was beginning to fall apart. At the same time my personal life was changing, we lost our family home to foreclosure.

I knew firsthand what it felt like to watch the life you had built change almost overnight. I understood the fear, uncertainty, and embarrassment homeowners feel when they can no longer afford the home they thought they would have for years.

Instead of letting that experience define what came next, I decided to understand real estate and use what I learned to help other people facing the same situation.

I became a Certified Short Sale Specialist and built a real estate team focused on helping distressed homeowners. Together, we helped hundreds of families navigate short sales, negotiate with their lenders, avoid foreclosure when possible, and find a path forward so they could close one chapter and begin again.

That season shaped the way I see real estate to this day. Behind every property is a person, a family, a financial decision, and often a much bigger life story.

Over the years, my career grew far beyond distressed properties. I began investing myself: buying and managing rentals, renovating and flipping homes, and learning to recognize potential where others might not see it. I had successes, and I made mistakes. I learned how quickly debt can grow, how unpredictable commission income can be, and how important it is to make decisions based on real numbers instead of hopeful ones.

Every renovation taught me something else, too. I discovered how much I loved the design side of real estate: opening up a floor plan, choosing the right stone for a kitchen, planning a closet that actually works, and watching a tired house become a home someone couldn't wait to walk into. Design stopped being a finishing touch and became one of my greatest passions.

Over more than 18 years in real estate, I kept investing in my own education so I could better serve the people who trusted me. I became a Certified Negotiation Expert and a Certified Luxury Marketing Specialist, adding to my short sale certification, so I could guide clients through every kind of transaction, from their very first home to their most significant investment.

I earned my Arizona broker's license, which requires additional training and education beyond what a real estate agent needs. And because I had a second home in California and was traveling back and forth so often, I also earned my California broker's license, so I could serve clients in both states with the same care and expertise.

I was then invited to join The Agency, the prestigious, invitation-only luxury brokerage founded by Mauricio Umansky in Beverly Hills, with offices across Southern California and in Scottsdale. I work alongside the Sinani Luxury Advisors team.

I've had the privilege of helping first-time homeowners, seasoned investors, and high-profile, high-net-worth clients from around the globe. Each of them had a different goal, but they all wanted the same thing: someone who would listen, tell them the truth, and fight for them.

Life is a journey of seasons: starting over, raising a family, building a career, letting go of what no longer fits, and growing into who you're becoming. Through every one of mine, I learned one more lesson that changed everything: you can't build a beautiful life if you don't take care of the person living it.

How we feel in our bodies, how we rest, how we breathe, and how our homes support us all shape the quality of our days. Wellness became the foundation I return to, and it's why I created Thrive, my wellness company, to help others feel as good as they want their lives to look.

A home is more than an address. It's where you rest, heal, gather, and grow. When real estate, design, and wellness work together, you don't just move into a house. You build a life you love living in.

That belief is why I founded TLL Collective. It brings my three loves under one roof:

Real Estate: buying, selling, and investing in Arizona and California with The Agency, backed by 18+ years of experience and negotiation expertise.

Design: through The Lifestyle Lab, kitchen and closet design, custom cabinetry, and curated materials from around the world that turn a house into your home.

Wellness: through Thrive, products and practices that help you feel your best in the life you're building.

Behind me is a full-service team and an extensive black book of trusted partners who provide customized service before, during, and long after your transaction closes. That includes lenders, contractors, and designers, and it goes well beyond real estate: travel consultants; concierge services for everything from booking tee times to securing tickets and reservations; probate and divorce services; and home management for second homes and for whenever you're away on vacation.

Just ask. If there's something you need, there's nothing we can't connect you with. My relationship with you doesn't end at the closing table.

Today, I'm an associate broker with The Agency, an investor, a designer, a mother, and the founder of TLL Collective. Real estate helped me rebuild my life. Design helped me make it beautiful. Wellness helps me live it fully. Now I get to help you do the same.

I look forward to learning more about you, your needs, and your dreams, and I'll work as hard for you as I do for every one of my clients.
